Getting set up as a Landlord

Before an applicant is accepted for tenancy they must submit the following:

  • Employment Reference, Credit Check and three months bank statements
  • Verification of Identity and Address - a passport or driving license for identity verification and a recent utility bill or credit card statement dated within the last three months stating their current address.

A bond is taken to secure the property (equivalent to one months rent). The bond is held in a Government approved Scheme until the tenant vacates the property at which time, provided the property is left in a satisfactory condition, the bond is returned to the tenant. Once the bond has been received the referencing process will begin. If the applicant's references are approved then we will require one months rent in advance from the prospective tenant. A standing order mandate is completed by the tenant for subsequent rental payments. All tenancies are agreed on an initial six month Tenancy. This agreement contains any special requirements together with the Terms and Conditions of Rental.
From this point we offer two forms of service, "Managed" and "Finders Only".

Managed

We will take the stress out of the letting process for you. One of our experienced team members will be available to carry out accompanied viewings on the property.
On the day of occupation, a member of our staff will attend the property to carry out the handover, we will take the current meter readings i.e. gas, electric and water. The inventory will be produced and typed up on your behalf. It will be checked with regard to the contents of the property and signed by the tenant. The meter readings are passed to the relevant utility company together with the new name of the tenant and the date tenancy begins. The Local Authority is also given details of the new tenant.
Once the property is occupied we will inspect the property regularly giving you piece of mind. Thereafter any queries or problems the tenant may have are directed to our dedicated rental department who will deal with any problems quickly and efficiently. Should it become necessary to instruct a tradesman confirmation will be sought from the owner prior to undertaking any work.
Should we need to pay any invoices etc this money will be deducted from the months rent prior to being paid to the owner. Once the rent is received and any charges deducted, the balance is paid into the owners preferred account.

Finders

This service is available for landlords who want to have a more hands on approach.
The landlord will be required to carry out their own viewings on the property. Should they for any reason need assistance to carry out accompanied viewings a member of our dedicated team would be more than willing to help.
When the applicant's referencing has been approved we will require one months rent in advance. A standing order mandate is completed by the tenant for subsequent rental payments.
Tenancy agreements will be prepared and once a suitable date has been agreed with both parties the tenancy agreements will be signed and the handover will take place.
If the property is being managed by the owner, the landlord will carry out the handover of the property and complete the inventory at the property with the tenant. The landlord needs to provide a copy of the inventory for our records.
It is the responsibility of the landlord and the tenant to ensure utility suppliers are notified accordingly. The landlords contact details will be forwarded to you with the copy of your tenant agreement any queries or problems after you have moved into the property should be directed to the landlord.

Tenants

All tenancies are agreed on an initial six month Assured Shorthold Tenancy Agreement and may continue after this period on a month-to-month basis. This agreement contains any special requirements together with the Terms and Conditions of Rental.
Before an applicant is accepted for tenancy they must submit the following:

  • Application Fee.
  • A fully completed rental application form.
  • Proof of identification must be provided either by way of passport or driving license.
  • Proof of Address must be provided showing applicants previous address. This may take the form of a utility bill or credit card statement.

If the applicants references are approved then;

  • A bond is required which is usually equivalent to one months rent to be held in a Government approved Scheme. (Provided the property is left in a satisfactory condition the bond is returnable.)
  • One month's rent in advance is required.
  • To hold a property, for a period of time, the bond is required immediately.

If we are managing the property, thereafter any queries or problems the tenant may have are directed to ourselves. If the property is being managed by the owner, then any queries or problems should be directed to them.
